So, you have decided to sell your home? One of the common terms with realtors is that the home needs to be “Staged”. Honestly, I am not a fan of that term because to me (just my opinion) it sounds like you are trying to make your home something it’s not. Selling a home is a big deal, you want to sell it quickly, get a fair price and hopefully sell it to nice people who appreciate the home.
How To Prepare Your Home For Sale
So, let’s be honest and forthcoming and clean the place up a bit. Here are some tips do just that.
Thin things out. Clutter is not attractive, and you want the place to look as big and open as possible. Start in the closets and donate things you do not use and or pack things up and rent a storage locker for a short period of time to get rid of all the clutter. The same is true for the rooms you see, thin out bookshelves, tabletops. All those precious moments figurines that you love, perhaps take a few down so it’s not an overwhelming to the prospective buyers.
Fix all the little things. Doors should open and close freely and latch and lock. Drawers and cabinet doors should all work properly. All appliances should operate as designed. The garage door should go up and down and not creak. If the home has a basement, it should not smell like a basement. Touch up the painting or even repaint rooms that show wear and tear.
Clean the entire home, I mean clean. Pull the range away from the wall and clean behind that and the refrigerator too while you’re at it. Move the furniture and get behind that. Rent a carpet machine and clean all the carpeting in the home and a deep clean on all the floors. Pay special attention to bathrooms. Eliminate mildew and mold and if you have tile really scrub the grout lines. As the line goes in the Broadway musical Annie. “you’ll stay up until this place shines like the top of the Chrysler building”
After you are done with the above ask a friend to come over and give you an honest opinion about how the place looks. Take your emotions out of it. Is there too much furniture in a room? Too many things hanging on the walls. Too many personal items out in the open. I am not a fan of sanitizing a home, I think some personality is good just not too much. You want the new buyers to be able to see themselves living in the home.
Work on the curb appeal. Make sure bushes and trees are trimmed, lawn is the best it can look, garden beds are defined. Add mulch too. Also make sure exterior brickwork, siding and windows and doors are all in good repair and clean.
